Rate stress test

What if interest rates jump?

See what a rise in SORA does to your payment, your TDSR and your rent cover. The bank's test uses a rate floor from the MAS rules; the page shows the date of that rule.

Rules used

  • lending.tdsr, rule dated 16 Dec 2021: Total monthly debt repayments may not exceed 55% of gross monthly income (tightened from 60% on 16 Dec 2021). Source
  • lending.stress-rate.bank, rule dated 30 Sep 2022: Banks compute the instalment for TDSR and MSR at the higher of 4% (residential) or 5% (non-residential) or the thereafter rate. Source

Limits of this tool

  • SORA and the bank spread are your inputs. Check the current SORA rate and your bank offer.
  • TDSR is on gross monthly income. Banks apply a haircut to rental and variable income; this tool uses the income you enter as it is.
  • The "payment over income" row uses the real rate. The TDSR row uses the rate the bank must use for the test.

Rule files last checked 4 Oct 2026.

Not financial advice; check current rules with IRAS and MAS. Results are estimates from the inputs and the dated rules shown.
