How residential prices performed in CCR, RCR and OCR
Where in Singapore did prices move most, and do central areas do better?
Asks where in Singapore prices moved, and whether central areas do better. It explains the three ways to name an area: postal districts, planning areas and Regions, and the CCR, RCR and OCR market segments. The main finding is that the CCR led only the first upswing since 2004. In each of the seven later bull runs the OCR gained more than the CCR.

CCR, RCR and OCR follow district lines, not planning areas: four areas are split
Segment of condo projects sold since Sep 2021, by planning area. One segment if 90% of the projects in an area share it.
Segments follow district lines, so four planning areas hold projects of two segments: Bukit Timah, Novena, Rochor and Singapore River.
Source: PropInsights from URA transaction records (URA API). Segment is URA's CCR, RCR or OCR tag of each condo and apartment project (ECs and landed homes left out). Planning area from project location (URA Master Plan 2019 boundary, data.gov.sg, Singapore Open Data Licence)..
