Has private or public housing performed better?
Have private homes beaten HDB flats, and is the gap between them a timing tool?
Compares private homes with HDB resale flats, using the URA private price index and the HDB resale price index (both 1Q2009 = 100). From 1990 Q1 to 2012 Q2 HDB flats clearly did better. Since 2012 the two have moved at almost the same pace, so the gap between them is a yardstick of relative value, not a timing tool.
