Understanding the property market cycle

What are the four phases of the property cycle, and what did each phase do to prices?

Turns the booms and falls of the price history into the Property Market Cycle Model, a written rule with four phases that move one way only: Early Bull, Late Bull, Early Bear, Late Bear. It asks what each phase did to prices and what action worked best in the past. The main finding: the model found four full cycles since 1996, with a fifth under way, and its timing test beat holding, though the test is in-sample.
